LEAK REPORT
The US Department of Veterans Affairs (VA) announced the 2011 loan limits
for the Loan Guaranty Home Loan Program. The new limits begin January 1,
2011, and run through September 30, 2011. VA has no maximum loan amount;
however, loan limits are established to determine the maximum guaranty for a
particular county. A veteran with full entitlement available may borrow up
to the 2011 VA limit and VA will guarantee 25 percent of the loan amount. If
a veteran has previously used entitlement that has not been restored, the
maximum guaranty amount available must be reduced accordingly. For many
counties the loan limit is $417,000. VA has published a list of county
limits for high cost counties -

FREDDIE MAC TRIMS
COMMISSIONS FOR SOME REOs
On December 14, 2010, Freddie
Mac advised its HomeSteps Listing Brokers about some reductions in the
commissions it will pay for properties owned by Freddie Mac (referred to as
REOs) and listed with a real estate broker on or after January 1, 2011.
Freddie Mac advised that it was making reductions to reduce expenses, after
considering various data in the affected states. For 13 states, the
commission is being reduced from 7% to 6% (split 50-50 between the listing
broker and selling agent), bringing them in line with the other states. The
13 affected states are GA, IN, IA, KY, MI, NE, NH, NY, NC, OH, OK, VT, WV.
In a separate communication with HomeSteps Listing Brokers in 41 states and
territories, Freddie advised it was reducing the commission for large volume
brokers with HomeSteps Connect (HSC) approved capacity of 100 or more
properties from 6% to 5.5% (split 3% to the selling agent and 2.5% to the
listing brokers). The reduction to 5.5% for larger capacity brokers applies
to 37 states, the District of Columbia, Puerto Rico, Guam, and the Virgin
Islands, but does not apply in the following 13 states: GA, IN, IA, KY, MI,
NE, NH, NY, NC, OH, OK, VT, and WV.

SEIZE THE DAY -
TODAY'S CHALLENGES, TOMORROW'S OPPORTUNITIES
This is the theme that our 2011 NAR President
Ron Phipps has chosen for us this year and I cannot think of a more
appropriate one.
As we
enter into 2011, I realize we have challenges ahead but there appear to be
pockets of life springing up all across our county. The fundamentals in our
region remain strong: the "want to" has not stopped in terms of people
wanting to come to our wonderful state and to Brunswick County.
Inventories remain too high in just about all categories, but the selection
and value is incredible and mortgage rates remain incredibly low. Our
location and quality of life are second to none. Because of these strong
fundamentals, I am very optimistic for our region.
As we all
know, a key part in helping restore fundamentals and to helping our real
estate markets achieve a self-sustainable rate of growth, one where the
government is not called on as much to prop it up, is the presence of a
strong and robust credit market. The National Association of REALTORS® is
doing its part to ensure we have a voice on getting the credit market moving
again so that people who deserve loans should get loans. Credit truly is the

Chimney Place has in-house technology, a full service catering kitchen and
flexible floor plan. When prospects come to tour the facility the restrooms
are always included in the tour. The restrooms show the prospect that every
detail was addressed to give the feeling of a very upscale facility.
To have repeat business, it is very important
that we maintain a high level of customer service. Staff will help provide
the client with resources to address all event needs to bring their dream to
life. After each event, staff contacts the client for feedback to ensure
that all of their needs were met and to take that information and build upon
the services at are provided to returning and future clients.
In January the Shallotte Rotary Club will
host its Las Vegas Night here at 101 Stone Chimney place for the third year.

MLS Committee meeting of 2011. Jayne Anderson, MLS Committee Chair,
