Text Box: Just when you thought you had all of the new forms ready to go, we are presented with more. As a result of the DOJ settlement and our current market conditions/realities, there were some changes that needed to be made.
A Short Sale Addendum to the Exclusive Right to Sell Listing Agreement, an Internet Advertising Addendum and a Seller Estimated Net Sheet are the 3 most prominent changes/additions  while dealing with sellers.
It is obvious why you would use some of the new forms, but not so for some as well.  First and foremost, many agents may be asking themselves why they need a seller net sheet.  This is why:  Now, more than ever before, everything needs to be spelled out up front. Mortgages, Equity Loans, HOA Assessments, Liens, Repairs, etc.  The last thing you, as an agent, want to happen is to wind up in a short sale situation because you didn’t do your homework. Save yourself a costly and timely mistake and use the form. BICs may want to make use of this form office policy.
