Sea Level Rise & Coastal Resource Commission (CRC)

New Policy that WILL affect all coastal properties!

The North Carolina Coastal Resources Commission (CRC) and the entire North Carolina Department of Environment and Natural Resources (NCDENR) feel under pressure to enact some policy concerning "Relative Sea-level Rise.

According to Rudi Rudolph, there are two factors that may be causing this "reaction": Inherently, sea-level rise is an important phenomenon impacting the gentle-sloping southeast coastal plains of the U.S., such as we have along the North Carolina coast. A small rise in sea-level can cover potentially several square miles of land. As the rule-making organization charged with protection, preservation, development and management within the 20 CAMA counties, the CRC feels obligated and believes its primary function is to address coastal hazards such as sea-level rise.

The CRC received a 16-page report from the Science Panel on Coastal Hazards. It included three (3) sea-level rise scenarios, a low, middle and high

• Low is a sea-level rise at a rate of 4.27 mm a year or 15 inches by the year 2100.

• Middle is a sea-level rise at a rate of 11mm a year or 39 inches by the year 2100.

• High is a sea-level rise at a rate of 15 mm a year or 55 inches by the year 2100.

NOTE: the sea-level rise in each scenario is the same until 2030.

The Science Panel recommended to the CRC that the 39 inches by the year 2100 (the middle) be adopted as the amount of anticipated sea-level rise for policy development and

President's Message

Pete Frandano

I hope you had a good January! We just returned from the NCAR Inauguration and beginning of year business meetings in Pinehurst, NC where we networked and met with many of our colleagues from across the state. There is an optimism that seems to be spreading and my hope is that this trend will continue and carry us through 2011 and into 2012. We are fortunate to have several members of BCAR very active in volunteering at the state level as well either chairing committees or participating in committees, on RPAC and Legislative related committees and in other capacities.

As we continue to push through the downturn with signs of life beginning to show across our county and beyond, I wanted to share with you an excerpt from our Installation luncheon on January 15.

In January we had a mixer just FOR Affiliates hosted by iMapp.  These accolades go out to all the Affiliates who attended this event.  I know there were many of you who wanted to be there but had other obligations. How much would you pay to get your information to the exact people who could use your services and be able to have your advertisement seen 1,000's of times a year?  To learn more about the super-economical advertising opportunities being offered by iMapp to BCAR Affiliates, give Christy Smith a call at 888-462-7701.

Special thanks to NC Farm Bureau Insurance, Secure Home Inspections & Sandpiper Heating and Air for being the first Affiliates to take advantage of our Affiliates ONLY Access to Brunswick, Bladen, Columbus, Horry and New Hanover County Tax Data (using the iMapp system).  This special program allows Affiliates to easily create targeted marketing campaigns.  Produce a mailing list for a subdivision or create a list of new home buyers in a specific zip code - all for the price of $20 per month!!  How much did you pay for your last mailing list?  I bet it was more than $20 and the data wasn't half as accurate.  Interested?  Call Cynthia Cumbie at the Association Office 910-754-5700 for more information!

Message from - Tori Humphrey, Region 2 Vice President

Happy February all and Happy Valentines Day! Just a few positive messages from your Region 2 Vice-President. Great meetings in Pinehurst late January. The big buzz was financial stability for North Carolina Association of Realtors, which is a buzz for our local association and our own homes. The indication of a better market is here and we need to be ready. Get your CE now, get classes you need and are interested in. This is your career not a hobby! We are looking for a better year! Keep April in mind for our legislative meeting is Raleigh. April 13th is day for the event. Anyone on state committees will have meetings from April 11th thru 13th.

Just a couple of pictures I would like to include from our Pinehurst event. I am very proud of Brunswick County participation on a state level. We are so very well represented and respected.

I don’t know where all the women were but an opportunity for me to have all these handsome men around me!

This is of my dear friends and I at Stephanie Walkers installation. Jay Dowdy who recently bought the Prudential Franchise in Fayetteville. Jay has been a Realtor since mid 80’s. He purchased the franchise less than 2 years ago and in the 3rd quarter last year, 2010, his business was named number one in nation for sales and listings. WOW right here in North Carolina. Fayetteville and Jacksonville both being leaders in the nation for sales in 2010, of course due to military. So it is out there folks. Be ready for those buyers and sellers!

Brokers should read all documents carefully before signing.  If you are being asked to sign a document that is NOT a standard form you are very familiar with, be sure to read and understand it first.  An incident occurred recently where a broker was presented with a form that appeared to be a commission agreement, but the document also limited the broker to representing the seller only in the transaction.
